Message from the Executive Director
Since being listed on the Tokyo Stock Exchange in August 2004, Frontier Real Estate Investment Corporation, which changed its name to Mitsui Fudosan Retail Fund Investment Corporation (“MRF”) on July 1, 2026, has aimed to secure stable earnings over the medium to long term as a REIT specializing in retail facilities. In March 2008, Mitsui Fudosan Co., Ltd. became the new sponsor of MRF in place of former sponsor, Japan Tobacco (JT).
After the change of sponsors, MRF has steadily continued its growth by harnessing Mitsui Fudosan's retail facility development and information-gathering capabilities. Furthermore, stable earnings have been secured by leveraging Mitsui Fudosan's expertise in operation and management. As a result, MRF has continued to deliver stable distributions since listing.
Going forward, MRF will continue to regard the distribution level as its most important management indicator and will manage assets with the aim of increasing unitholder value in partnership with its asset management company, Mitsui Fudosan Retail Fund Management Inc.
MRF therefore asks for the continued support and guidance of all its unitholders.
